📍Your neighborhood. My expertise. Let's talk.

Without a doubt, Serra Mesa real estate is one of San Diego's best-kept secrets. Tucked between Interstate 805 and Interstate 15, this established community sits just 7 miles from downtown and 10 miles from the Pacific Ocean. In fact, it offers something rare in today's market — central location, suburban comfort, and real value.

As a Realtor® who lives right here in the neighborhood, I know every street, every block, and every opportunity this community offers. That's not a marketing line. That's my daily reality.

Why Serra Mesa?

Because it appeals to a wide range of buyers and sellers. For example, young professionals love the freeway access and proximity to San Diego's biotech corridor and Convoy District. Families appreciate the schools, parks, and quiet residential streets. Investors recognize the strong rental demand and the neighborhood's rapid transformation.

For this reason, demand for Serra Mesa real estate has stayed consistently strong. In fact, inventory in 92123 regularly sits below a 1.2-month supply — one of the tightest markets in all of San Diego.

Overall, the numbers tell a clear story.

Single-family homes in Serra Mesa are firmly in a seller's market, with a Market Action Index around 45. The median list price sits at approximately $972,450, and homes are going under contract in as little as 25 to 31 days on average. Many well-priced listings receive multiple offers.

Condos tell a different story. With a Market Action Index closer to 35, buyers have more leverage in this segment. The average condo lists around $809,000. If you are a buyer, this is where your negotiating power lives right now.

As a result, strategy matters more than ever — whether you are buying or selling.

Above all, Mission Village, the heart of Serra Mesa, is changing fast. Understanding what is happening here gives you a serious edge — whether you own, rent, or are looking to invest.

🏡 AMLI Aero at 3585 Aero Court is Serra Mesa's most dramatic new addition. This 7-story, 442-unit luxury complex is completing its final phases in spring 2026. Rents range from $3,560 to $6,638 per month. Its arrival signals institutional confidence in this neighborhood.

🏡 Dezi by CityMark on Mission Village Drive brings 74 boutique apartments across multiple 3-story buildings, with 1-bedroom units from $2,598/month and 2-bedrooms from $3,295/month. Solar-powered and modern, these represent a new standard of living in the neighborhood.

🏡 Serra Mesa Apartments at 3440 Sandrock Road — the former library site — will deliver 60 affordable units by May 2027, with 30 units prioritized for veterans. This $42.4 million project reflects the City of San Diego's long-term commitment to the community.

Together, these developments are bringing over 1,300 new residential units to 92123. Consequently, that means more residents, more demand, and a neighborhood that is fundamentally evolving.

What This Means for Youâť“

When you own a home here, your equity position is strong. Single-family homes in Mission Village and Murray Ridge Estates are selling between $925,000 and $1,190,000. Long-term owners who bought decades ago are sitting on substantial gains. The question is not whether your home has value — it is whether now is the right time to act on it.

If you are thinking of buying, condos offer your best entry point right now. With more inventory and a more balanced market, buyers have room to negotiate. That window will not stay open forever as new rental supply drives up demand for ownership.

Furthermore, if you are an investor, the rental landscape is shifting dramatically. New construction is setting market-rate rents at $3,500 to $6,600 per month. That pressure ripples through the entire rental market — and creates real opportunity for those who move strategically.

A Little History.

Serra Mesa was officially named in June 1961, the winning entry in a community naming contest. The prize was a $25 savings bond. As a result, the name stuck — and so did the community's character.

Specifically, from its roots as post-war ranch homes built in the 1950s and 1960s — selling for around $13,000 — to today's Serra Mesa real estate market, where those same homes fetch over $1 million, this neighborhood has consistently rewarded those who recognized its potential early.

Even so, that potential has not disappeared. In fact, it is growing stronger every year.
